Update Security System and Have a Security Office/Desk

Another of the operational changes that was discussed at the feasibility study meetings was to update the security system and have a security office/desk.

Following are the key points to consider:

  • Maintain safe environment for residents, family and staff
  • At main entrance
  • Part of reception
  • Increase site lighting in parking area
  • Have high intensity lighting come on if exit alarms go off at night

In the following floor plan of the existing office and main entrance is an alcove/sitting area which projects into the business office. This area will no longer be needed for sitting, when the lobby and main entrance changes are completed. Thus, a new reception/security office/desk could be established in this area.

Such a move would also make more room for the accounting services that are to be consolidated in the business office. If desired, the new reception area could have a door to the entrance foyer and another door to the business office. Both doors could be locked when the offices are not in use.

Additional light standards could be added to the parking area, and to and from the main entrance. The quantity, location, and type of each fixture cannot be determined until after an engineering study has been completed.

For budgetary purposes, we would allow $15,000.00 for the new site lighting.

Emergency high-intensity egress lighting, that would come on in the event of an exit alarm being activated, can be accomplished in several ways; and perhaps all the options should be consolidated in the final design.

  • By code, each exit door is required to have sufficient lighting to allow people to get safely away from the building. This lighting could be supplemented by additional higher intensity lighting that would come on when the door alarm is activated. The type of lighting should be instant-on (not requiring warm up time).
  • This additional light fixture at each alarmed door should be tied into the emergency power system for the building.
  • These higher intensity lighting fixtures could also be tied together in total or in groups to come on together.
  • If desired, additional high intensity lighting could be installed on the roof to light specific areas not lit by the egress lighting or the site lighting fixtures. These could also come on with the other security lighting.
  • We would also suggest that there be a manual control for this lighting in case of an intruder problem.

It is very difficult to estimate this cost without first having it designed. We would therefore suggest having an allowance of $25,000 to cover this cost.
