B. Additions and Renovations Required for Operations and Programs
Resident Wing Changes
Increasing the
Number of Private Bed Rooms in Existing Resident Care Wings
One of the critical issues involved
in providing proper care and balancing the budget is finding ways to
increase the number of private rooms in the resident care wings.

Need
If the Financial Feasibility Study
supports the construction of new resident wings for the 120 skilled
nursing residents, then the question of sufficient skilled private rooms
will be addressed by the new construction.
If the skilled nursing beds are
relocated, then the conversion of the existing resident wings into an
80-bed Adult Home will require the construction of additional bedrooms,
as the existing structure will provide for a maximum of only 72 beds.
If the Financial Feasibility Study
does not support replacement of the existing SNF wings, then we
must find other ways of resolving the existing problems. One of
the solutions is to construct additional bedrooms at the end of each
resident wing. See the following sketch plan:

The bedroom addition shown in this
plan was designed as part of the addition required for the proposed
Adult Home, but the layout would be identical for Skilled Nursing Beds.
The existing storage closets would be removed and the corridor extended
into the addition.
By constructing these two private
bed rooms at the end of each wing, the number of private rooms in each
wing will double from four to eight. The existing four private
rooms would remain as they are. This provides a flexibility with
the existing 2-bed rooms by allowing any two of them to become a private
room, which would help reduce the need to move residents to another
room.
The new "deluxe" private rooms
would most likely attract private-pay residents, which would increase
revenues. The increased total number of private bed rooms will
help in the admission process, and would further increase revenues by
eliminating empty beds. See the following enlarged plan of the new
private rooms.

One of the requests of the
Montgomery Meadows nursing care staff was to have an in-room storage
area. This could be accommodated next to the resident closet in
the vestibule of each room.
Our estimate for the construction
of each of these bedroom additions would be $150,000.00 for a total of
$450,000.00. The associated renovation and interconnect cost would
add another $15,000.00 to each wing for a total of $45,000.00, making a
grand total of $495,000.00.
