B. Additions and Renovations Required for Operations and Programs

Renovation of Wing C for Medical Service Offices, Laundry, Staff Lockers and Dining, and Mourning/Quiet Lounge

Elsewhere in this report we discussed the options of building a 2,900-square foot addition to house Staff Locker Rooms, Staff Dining Room, and an addition to the Administrative Offices. We also discussed another addition of 5,000-square feet to house the Medical Service Offices, the Laundry, a Trash Room, a Mourning Room, and a Quiet Lounge.

Wing C contains 11,250-square feet of space which should easily be able to house the 7,900-square feet of required space mentioned above.

The Medical Service Offices could essentially be placed in existing one and two bed rooms with a minimal amount of renovation. This has the added advantage of giving each office their own private toilet room.

The central core could be renovated into Staff Locker Rooms, and an area near the Nurses’ Station could be opened up with skylights, planters, and a sitting area.

The two 2-bed rooms or two or three of the 1-bed rooms near the entrance to the wing could be converted to the Mourning and Quiet Lounge area.

Several of the bedrooms could be gutted for a Staff Dining Room. Some of the doors to the corridor could be closed. This area would also contain vending machines and a kitchenette.

The northerly end of the wing could be renovated into the new Laundry which could extend through the equipment closet into one or two of the bedrooms on the easterly side of the wing, if necessary.

On the west side of this wing is the enclosed courtyard for the Dementia Wing. We would suggest that the enclosure for this courtyard terminate at gridline K. This would allow the northwesterly exit door of Wing C to have free access to the outside and to the service road. An exterior fenced-in trash container or enclosed metal shed could be installed in this location instead of an indoor Trash Room.

Our estimated cost for this construction is $565,000.00, exclusive of roofing, windows, and heating, ventilating and air-conditioning work, which is covered elsewhere in this report.
