We do not completely understand the conditions surrounding the covenant relationship between Adam and God, but Adam's violation of that covenant is treated as a capital offence, much like murder is today.
We do, however, know that Adam violated some sort of spiritual covenant that allowed the knowledge of evil to enter into human beings, and it is this that broke their special spiritual covenant and caused their separation from God, because sin cannot exist in the presence of God.
The Bible tells us that God gave many other people a second chance, but those second chances did not eliminate the consequences of their actions, which is also the case with Adam and Eve.
